The water table is the local complication

Sale sits on the Mersey floodplain, and the ground here holds water in a way that ground in Stockport or Oldham does not. Two practical consequences show up in almost every emergency call we take in the area.

First, cellars and sub-floor voids in the older properties near Sale Moor and Northenden Road stay damp. A genuine plumbing leak is easy to mistake for groundwater and the other way round, so we establish which one you actually have before quoting for a repair. Chasing a plumbing leak that turns out to be rising groundwater wastes your money.

Second, external drainage runs backfill and settle more readily in wet ground. That produces dips in old clay runs where waste collects, and it is why a drain that was cleared last year blocks again in the same place.

1930s semis and cast iron

Much of Brooklands and Ashton-on-Mersey is inter-war semi-detached housing with original cast iron soil stacks and hopper heads still in place. Cast iron does not fail gradually and visibly the way plastic does; it corrodes from the inside and then splits. If you have a damp stripe running down an external wall behind the stack, that is what it usually is, and it is a replacement rather than a patch.

Reaching you

Sale centre and Sale Moor are reached from the A56 and the M60 at junction 6 or 7. Brooklands and the southern end come off the A56 towards Timperley. Ashton-on-Mersey we approach from Washway Road. The A56 through Sale is congested at peak times, and if that is going to affect your arrival we will say so on the phone rather than after.

Steps to take while you wait

Turn the water off at the internal stopcock, usually under the kitchen sink in these properties. Isolate power if water is near sockets. If water is entering a cellar, do not go down to it while power is still on. Photograph everything for insurance.
