What Stockport properties throw at us

Large semis with system boilers and cylinders. Much of the Heatons, Davenport and Bramhall is generously sized inter-war and post-war semi-detached housing, still running system boilers with a separate hot water cylinder in an airing cupboard. When hot water fails on these, the cause is usually the cylinder thermostat, the motorised valve or the programmer, none of which requires replacing the boiler. We check the cheap things first.

Motorised valve failures. If you have heating but no hot water, or hot water but no heating, on a system with a cylinder, it is very often a mid-position valve that has stuck. It is a common, well-understood repair and it should not cost you a fortune.

Cold weather on the higher ground. Marple, Mellor, High Lane and the eastern edge of the borough sit noticeably higher and colder than the Mersey valley. Frozen condensate pipes and frozen external pipework are more common there, and we plan our winter routes accordingly.

Softer Pennine water. The east of the borough draws softer water than central Manchester. Scale is less of an issue, but soft water is harder on older copper pipework and on the rubber seals inside valves, so pinhole leaks and weeping joints around the cylinder are proportionally more common here.

Getting to you in Stockport

The town centre, Edgeley and the Heatons are reached quickly from the A6 and M60 junction 1. Cheadle, Gatley and Heald Green come off the A34 and M60 junction 3. Bramhall, Hazel Grove and High Lane are covered from the A6 south. Marple and Romiley we reach via the A627 and A626.
